Commercial Fast Funding: the offer needs a clearer lending trail
Commercial Fast Funding promotes commercial and investment-property financing, including private capital, fix-and-flip, bridge, multifamily and SBA-related options. The site says applications can be streamlined and that there is no upfront application fee. For a borrower, the useful question is not whether those categories sound familiar. It is who is actually extending credit, brokering the deal, collecting documents and setting the final terms.
The site uses language that suggests both direct lending and matching a borrower to a programme. Those are different roles, with different incentives and disclosure expectations. Before supplying tax returns, bank statements or property information, ask whether Commercial Fast Funding will be the lender of record, a broker, or a lead generator; ask which entity will perform the credit decision; and ask for the licensing and privacy information that applies to your state and loan type.
Speed claims deserve similar discipline. A closing "in as little as 14 days" or funding within 72 hours may describe an ideal scenario, not an approved term sheet. Get the rate, points, broker compensation, prepayment terms, collateral requirements, appraisal expectations and all third-party costs in writing. A no-fee application is not the same thing as a no-cost transaction.
The public contact details and office address are useful starting points, but they do not replace a written loan estimate or a clearly identified counterparty. Verify the business and any individual originator through the appropriate state or federal resources before authorising a credit pull or sending sensitive documents. Use a secure upload path and do not send identity documents to an address supplied only through an unsolicited message.
This is not a claim that the service is fraudulent. It is a borrowing decision that needs ordinary, specific verification. The right outcome is a transparent term sheet from a named lender or broker—not a decision made from a generic financing menu.
